Andhra Pradesh Buildings (Lease, Rent & Eviction) Control Act, 1960 is a Land Law (Act) related to Rent Control. It is a part of Tenancy Reforms in Andhra Pradesh.


The object of this Act is to protect the weaker section of tenants from unreasonable evication and unfair rent. Various state legislatures have brought out various Acts related to rent control and eviction

Rights of Tenant

  • Decrease in fair rent
  • Excess claim
  • Right of tenant paying rent or advance to receipt
  • Right of tenant to deposit rent in certain cases
  • Enjoyment of amenities
  • Compensation
  • Failure to make repairs

Rights of Landlord

  • Increase in fair rent
  • Incrase of rent in certain cases
  • Evictin of tenants. Section 10 says legal proceedings should be initiated. No forceful or illegal eviction
  • Denial of title
  • Failture to pay rent
  • Transfer of right
  • Tenant should use the premises for the state purpose
  • Damage
  • Nuisance
  • Alternative building
  • Recovery of possession by landlord for repairs, alterations or additions or for reconstruction
